What is LTV?
Loan-to-Value ratio measures the loan amount as a percentage of the property’s appraised value or purchase price. It tells lenders how much skin in the game you have. The lower the LTV, the safer the loan — and the better your rate.
Typical Commercial LTV Limits
• Owner-occupied: up to 80–90% LTV
• Investment property: typically 65–75% LTV
• Cash-out refinance: usually capped at 65–70% LTV
• Bridge / hard money: up to 75% LTV

Understanding LTV in Commercial Refinancing
Loan-to-value is the primary qualifier lenders use when evaluating a commercial refinance. Banks typically max out at 70–75% LTV, while debt funds can go to 80% LTV for strong sponsors. LTV becomes especially important in refinancing because higher cap rates in recent years have compressed appraised values — meaning a property that had 65% LTV in 2021 may now be at 75% LTV with the same loan balance.
